Barriers to Homeownership

It has never been harder for families to access affordable housing

The housing crisis is not just a problem; it's a heartbreaking reality for thousands in the Capital Region. Barriers to homeownership keep this life-changing investment out of reach for low- to moderate-income households. To address this, Habitat Capital Region helps build homes and communities that remain affordable for generations - building hope, restoring dignity, and giving families a chance to thrive.

The road ahead is not easy. Habitat Capital Region’s ability to help is facing challenges, including the rising costs of land, labor, and building materials, making it harder to create affordable homeownership opportunities. With our expansion to Clinton County, Habitat Capital Region will see a 20% increase in the number of people who rely on organizations like ours to improve their housing situation.

Rising Home Prices | Home prices have been increasing rapidly, while income growth is relatively flat. Volunteers, modest house sizes, and discounted interest rates make Habitat homes affordable to low- to moderate-income homebuyers.
Down Payments and Closing Costs | Higher cost of living is making it more difficult to save for emergencies, let alone a down payment. Habitat Capital Region does not require down payments and has minimal closing costs.
Limited Options Within Budget | The existing housing inventory does not meet current demand for lower-priced homes in decent condition. Building and rehabilitating homes expands affordable housing inventory, which is neglected by standard residential construction.

Despite the challenges, Habitat Capital Region remains committed to ensuring everyone has a safe, decent, and affordable place to live.

But we cannot do it alone. Together, we can make a difference and give families the chance to build a better future.
